TO LIST YOUR PROPERTY – ALL YOU HAVE TO DO IS:

Complete, Sign and Return the first five forms with payment.
(Return the first three forms if you are a Builder.)
Payment will need to be made before listing is posted in the MLS.
Listings are usually posted within 24 hours after payment and Listing forms are received.

     1) LISTING AGREEMENT- In consideration of the services to be rendered by the Broker, you hereby exclusively list your property with MLS4public.com LLC.

     2) FLAT FEE SERVICE DISCLOSURE - MLS4public is a Limited Service Company, which means that MLS4public will disclose the limited services that will and will not be provided.

     3) PROPERTY INFORMATION - Please complete one MLS Data Form and provide a short narrative (about 255 characters, including spaces) to appear in your listing.  If you are unsure which MLS Data Form to use, please click on the Counties tab above.

     4) PROPERTY CONDITION DISCLOSURE - Under Oklahoma law, the Seller must complete, and provide to the Buyer an Oklahoma Real Estate Commission (OREC) Residential Property Condition Disclosure Statement. This Disclosure Statement concerns the condition of the property and needs to be delivered to the Buyer PRIOR to acceptance by Seller of Buyer’s offer to purchase.

     5) LEAD-BASED PAINT DISCLOSURE - If your property was built on or before 1978, you must complete this form.

     6) TRANSACTION BROKER DISCLOSURE - Description of Transaction Broker Services.

     7) COUNTEROFFER FORM

     8) ESTIMATE SELLERS EXPENSES - Please contact your closing title company to receive a more accurate closing cost information based on the details of your Purchase Agreement.

You will receive an 18in x 24in REALTOR SIGN with your phone number posted on it within 5 to 7 business days.  This sign may help alleviate the confusion to Realtors who may not know that you are represented by a Real Estate Brokerage AND that you would like REALTORS to bring you a Buyer.  If you would like to purchase a metal yard sign, please contact Dale Hawkins with Signs by Tomorrow.

         Your Listing will be placed in the MLS when a completed and signed Listing Agreement is received with payment.  Please Fax All Forms to 1-888-347-7094.  Thank you!

    Your Listing will be “Active” when you receive an Email with your new MLS number.  Please verify your Listing information and notify us via EMAIL if any changes need to be made.  Please note:  This service is nonrefundable.

up to 10 photos in a .jpg format to MLS4public.com (if possible, email us the explanation of each photo so we can post the photo’s description in the MLS).  If the photos are large, you may email them to us one at a time.

 

    The public will NOT be able to view your personal contact information in the MLS or on Realtor.com, but Realtors WILL.  Realtors will be able to view all contact information when they pull up your Listing with their password.
